5 DIY Staging Tips to Sell Your Home Fast
Because we have seen it all!
1. Declutter.
Put away anything that takes up space on your counters, floors, or any other visible surface your potential buyer may see. You want your home to look as spacious and open as possible. Straightening up is important when trying to make your home look larger. This means store away the antique dolls, stuffed animal collection, crystal collection, and the wooden cats above the doors.
2. Show off your furniture.
Remove those tablecloths and expose your kitchen or dining room table. Spruce it up by adding a table runner instead. Be sure to set the table too! This is a great opportunity to dust off your pretty dishes and cloth napkins. To finish it off, add a centerpiece or simple vase of flowers.
3. Let the light shine in.
Pull back the window treatments, or if you can, take them off the windows completely! The buyer's first impression when walking through the door is pivotal. They want to see what’s outside, especially if you have a magnificent view. Plus, you want to let in as much light as possible. Darkness can make the space feel smaller and uninviting. As realtors, we “fight for bright.”
4. Be sure everything is squeaky clean!
Grab the Windex and floor cleaner and go to work! Streak-free windows, glass doors, mirrors, and floors make a world of difference. When that buyer walks in and sees how shiny the house is, it brings a smile to their face!
5. Go bare in the bathrooms.
Remove rugs from the bathrooms. It helps make the room look bigger and minimizes distractions for the buyer. Everyone's tastes are different. You don’t want the buyer getting hung up on not liking the style of rug! If you have to have a rug in the bathroom, a small one in front of the sink is fine. Stay away from any additional rugs, especially rugs surrounding toilets. And while you are at it...put your toilet brushes away!
In 2019, the National Association of Realtors reported that when staging a home, 23% of sellers’ agents reported an increase of 1% to 5% of the dollar value offered by buyers compared to similar homes. In the same study, they also reported that 18% of respondents stated that staging a home increased the homebuyer's dollar value between 6% and 10%. You will not regret taking the extra time to implement these simple tips!
