Lack of LOCAL market knowledge: A local realtor will have a greater awareness of the local real estate market, including elements that could affect home values such as zoning regulations, school systems, and neighborhood amenities. Without this information, you run the risk of overpaying for a property or undervaluing it when you sell it.

Limited access to neighborhood listings: A nearby realtor will have access to a greater selection of homes that meet your criteria, including off-market properties that you might be unaware of. You can, as a result, miss out on chances or choose a residence that is unsuitable for your needs.

Insufficient guidance during the buying or selling process: A local realtor may offer helpful direction and assistance throughout the buying or selling process, including scheduling inspections, negotiating with buyers or sellers, and navigating any legal or financial concerns that may come up. Without this assistance, you risk becoming overburdened or making mistakes that may cost you money.

Limited ties with other local experts and professionals: A local realtor will have established contacts with other local experts like home inspectors, contractors, and attorneys who may help support a seamless transaction. Without these ties, you can have trouble locating trustworthy experts or wind up paying more for their services.

Always choose wisely, and always choose local!
