We Don’t Forecast the Future. We Stay Informed
Why Local Knowledge Matters When Markets Change
At The Windrow Group, we are not economists, mortgage bankers, or Wall Street analysts. We do not pretend to know exactly where interest rates, inflation, or Federal Reserve policy will take the market next.
We’re local Realtors.
We do know the Maryland and Delaware coastal real estate market.
After more than 25 years of helping people buy and sell homes along the coast, we have learned that one of the most important things we can do for our clients is to stay informed.
That means paying attention to the factors that can influence the real estate market, while also understanding that national headlines do not always tell the whole story.
Look Beyond the Headline
When the Federal Reserve makes a decision, headlines can quickly turn it into a simple statement:
“The Fed raised rates.”
But what does that actually mean for someone looking to purchase a beach home?
The answer is more complicated.
The Federal Reserve does not directly set the mortgage rate a homebuyer receives. Mortgage rates are influenced by factors including inflation, economic conditions, employment data, the bond market, mortgage-backed securities, and expectations surrounding future Federal Reserve policy.
Even then, the rate available to an individual borrower can vary based on factors such as credit profile, down payment, property type, occupancy, loan program, points, and the length of the rate lock.
In other words, a national headline is only part of the story.
We Pay Attention to What Is Happening Locally
For a beach-home buyer or seller, there are also local factors worth watching.
We pay attention to inventory, sales activity, pricing trends, condominium financing, insurance costs, rental activity, new construction, and the factors that can affect ownership along the Maryland and Delaware coast.
We also stay connected with experienced lenders and other professionals who can help provide perspective in their areas of expertise.
Because real estate decisions rarely exist in a vacuum.
A change in financing conditions can affect purchasing power. Insurance costs can influence the overall cost of ownership. Condominium financing requirements can affect which properties are financeable. Inventory can influence how buyers and sellers approach negotiations.
Understanding how these pieces fit together is part of understanding the market.
We Don't Pretend to Know What Comes Next
There will always be predictions about where rates are headed, what the market will do next, or what the next economic announcement might mean.
Our approach is different.
We don't forecast the future. We stay informed.
Our responsibility is to understand what is happening, communicate what we know, recognize what we don't know, and help our clients connect the information to their individual circumstances.
That also means knowing when to bring in the right professional.
A lender can explain financing options and mortgage pricing. An insurance professional can address coverage and premiums. An attorney or financial professional can provide guidance within their respective areas of expertise.
Our role is to help bring the real estate side of the conversation together.
Because Every Beach Home Has a Different Story
Buying a home at the beach is not always just a financial decision.
For some, it is a second home where family gathers every summer.
For others, it may be an investment, a future retirement destination, a rental property, or simply a long-held dream of owning a place by the ocean.
That is why the same market conditions can mean very different things to different people.
A change in interest rates may affect one buyer's budget differently than another's. A shift in insurance costs may have a different impact depending on the property. A condominium financing change may matter greatly to one buyer and not at all to another.
Context matters.
Markets Change. Good Information Helps You Navigate Them
Interest rates change.
Lending guidelines change.
Insurance costs change.
Inventory changes.
Condominium rules and financing requirements can change.
The coastal real estate market changes, too.
What does not change is the importance of having reliable information and experienced people around you when making a significant real estate decision.
At The Windrow Group, we are not here to tell you what the market will look like six months from now.
We are here to stay informed, understand our local market, work alongside knowledgeable professionals, and give our clients the information they need to make their own decisions.
That is what we believe being a real estate advisor should be about.
